Avoiding Rental Scams And The People Out To Get You

The rental market in Los Angeles is constantly changing, and Jonathan Eppers, CEO of RadPad, joined Studio 11 LA to talk about rental trends and how to avoid rental scams and the people out to get you.  RadPad is a local photo-based mobile rental marketplace that uses curated photos to help apartment hunters search for their right apartment.

With rental season just around the corner, more renters are now looking for a great place to rent. But with a high demand and a limited number of apartments, scammers who prey on renters know one thing: it's tough finding a great place to live, especially in super competitive rental markets like Los Angeles, New York, San Francisco and Boston.

Here are the types of rental scams to be aware of:

  • Language Barrier: This type of scam consists of communication via email ONLY and corresponding emails contain many typos and grammatical errors.
  • Too good to be true: The listing price is much lower than anything in the same neighborhood, yet looks much nicer than other apartments.
  • Requests for wire transfers: These "landlords" ask renters to wire them money before they've seen the apartment, in order to "hold" their spot.
  • VOIP phone numbers: Scammers use services like Magic Jack and Google because it's free, quick to set up and harder to track, as opposed to mobile and landline numbers.
  • Incorrect area code: These "landlords'" phone numbers are not consistent with the area their properties are located.

To make sure that renters are not being scammed, RadPad offers the following tips:

  • Always meet your future landlord before you sign a lease and pay them any money.
  • Avoid at all costs renting an unseen property. 
  • Never wire money for a deposit or to place 'a hold' on the apartment. 
  • Most importantly use common sense. If it sounds too good to be true, it probably is.
